According to the United Nations report, around 1.6 billion people worldwide lack adequate housing and as per experts' prediction, this number could rise to 3 billion by 2030. To meet the current demand for rapid population growth, the world needs to build 96,000 new homes everyday that are affordable and sustainable.
With a population of around 241 million (2023 Census) and rapid urbanisation, the demand for affordable housing in Pakistan is very high. The World Bank estimates a shortfall of roughly 12 million housing units, and the country needs close to one million new units per year. Also, there is a severe mismatch between market prices and average household income. Housing affordability in Pakistan also ranks below that of regional peers.
Due to the lack of construction speed due to weather delays, and labor shortages, traditional construction methods are not meeting the current demand for housing and infrastructure. Modular construction (MC) is an advanced method of construction where the building components or modules are manufactured in a controlled factory setting and then transported to the job site for assembly. The purpose of the research is to develop an adoption model tailored to the low-rise building industry of Pakistan to help overcome the key barriers to the adoption of MC methods.
By developing an adoption model to overcome barriers to MC methods adoption, the research will provide a fresh perspective and valuable insights into the field of MC. The study will help policymakers and AEC professionals to develop effective policies to overcome the obstacles related to the pressing problem of housing shortages in the low-rise building sector of developing countries.
